The SoHo Store That Taught New York to Build Up

The E.V. Haughwout Building looks like a cast-iron SoHo landmark, but its real importance is the passenger elevator that changed the economics of height.

At the corner of Broadway and Broome Street, the E.V. Haughwout Building is easy to mistake for background architecture.

It has the handsome cast-iron rhythm SoHo is famous for: stacked arches, slender columns, a facade that feels both industrial and ornate. It looks important in the way many old New York buildings look important. You can admire it, keep walking, and never realize that the modern skyline depends on what happened inside.

This was the store that made height profitable.

Before elevators became trustworthy, tall buildings had a very practical problem. People did not want to climb them.

The lower floors were desirable because they were easy to reach. Retail belonged at street level. Offices close to the ground could charge more. The upper floors, even in otherwise fine buildings, were physically annoying. More stairs meant more effort, more time, and less prestige. In a walk-up city, height was not automatically valuable. Sometimes it was a discount.

That is why the elevator mattered before the skyscraper did.

Lifting platforms already existed in factories and warehouses, but freight is not the same as people. A load of goods can be replaced. A customer cannot. Early hoists depended on ropes, and the fear was brutally simple: if the rope failed, the platform fell.

Elisha Otis understood that the central invention was not only vertical movement. It was trust.

In 1854, at the Crystal Palace Exhibition in New York, Otis staged the kind of demonstration engineers dream about and salespeople envy. He stood on a raised platform and had the supporting rope cut. Instead of crashing, the platform dropped only a short distance before his safety mechanism caught it. The point was theatrical, but it was also technical. A passenger elevator had to fail safely before ordinary people would step inside one.

Three years later, that idea entered a real building.

On March 23, 1857, Otis installed a commercial passenger elevator in the E.V. Haughwout Building. The building was only five stories tall, so it did not strictly need an elevator. That is part of what makes the decision so sharp. Eder V. Haughwout was not solving an emergency of access. He was creating an attraction.

Haughwout sold luxury goods: cut glass, silverware, chandeliers, and fine china. His store catered to customers who could afford ceremony. Mary Todd Lincoln ordered White House china from the firm. Bringing shoppers upstairs without asking them to climb was not just convenient; it turned the upper floors into part of the showroom.

The elevator reportedly cost $300 and moved at about 40 feet per minute. By today's standards, that sounds painfully slow. In 1857, it was a new social permission. A person could enter a small machine, rise through a building, and arrive safely among goods that would otherwise have been inconvenient to reach.

That changed the arithmetic of real estate.

Once the upper floors could be reached easily, they stopped being leftovers. Height could become income. More floors could mean more rentable space, not more undesirable space. The elevator did not create the skyscraper by itself, but it removed one of the main reasons nobody wanted to live or work high above the street.

The next leap came downtown.

The Equitable Life Building at 120 Broadway, completed in 1870, is often described as the first modern office building in New York and one of the early ancestors of the skyscraper. It used passenger elevators as a central selling point. Its upper floors attracted tenants because the climb had been replaced by a ride.

From there, New York's vertical future became easier to imagine. Steel frames would let buildings rise higher. Electric motors would make elevators faster and more flexible. Zoning, finance, fireproofing, foundations, and corporate ambition would all shape the skyline. But the cultural threshold had already been crossed in a SoHo department store.

The Haughwout Building also mattered structurally. Designed by John P. Gaynor, with cast-iron facades associated with Daniel D. Badger's Architectural Iron Works, it helped show how metal could transform commercial architecture. Its Broadway and Broome Street fronts gave the building an elegance that was modular, repeatable, and distinctly urban.

That is why the building deserves more attention than it gets.

It is not the tallest building in its own neighborhood. It is not the most photographed cast-iron facade in New York. Its original elevator is gone. Yet the logic it introduced is everywhere.

Every penthouse premium, every high-floor office lease, every observation deck, every skyline postcard depends on the same reversal: the top of the building became valuable because reaching it stopped feeling like punishment.

The E.V. Haughwout Building did not make New York tall overnight.

It made tall New York make sense.
