In Manhattan, the normal answer to a big office problem is a tower.

Google chose a building that behaves more like a campus laid on its side.

St. John's Terminal, now Google's Hudson Square headquarters, is only 12 stories tall. But it contains about 1.3 million square feet, enough space that people started calling it a "groundscraper." The word is useful because it describes what makes the building unusual: it grows horizontally in a city where important buildings usually grow vertically.

The reason Google could do that is the building's freight history.

St. John's Terminal opened in 1934 as the southern terminus of the New York Central Railroad's elevated West Side freight line, the rail structure now remembered through the High Line. This was not a delicate office building. It was designed for trains, trucks, storage, and industrial loads. The terminal could accommodate 227 rail cars, and its original three floor plates were among the largest in Manhattan when built.

That made it awkward for conventional real estate and perfect for a certain kind of tech headquarters.

A skyscraper stacks people vertically. That can be efficient, but it separates teams into elevator worlds. You can enter a lobby, ride directly to a floor, and work all day without crossing paths with anyone outside your slice of the building. For a company obsessed with collaboration, chance meetings, shared amenities, and internal movement, vertical efficiency can become social friction.

St. John's Terminal offered another geometry.

Instead of scattering workers across many narrow floors, Google could spread teams across large horizontal plates. Gensler's interior design describes a neighborhood-based workplace model, with teams organized into zones and shared spaces distributed to encourage movement. The idea is not simply that people have desks. It is that the building creates paths, crossings, and reasons to walk.

That is why the stairs matter.

In a normal office tower, the elevator is the organizing device. At St. John's Terminal, the internal circulation is meant to make walking feel plausible. Big stairs, meeting areas, cafes, terraces, kitchens, and shared rooms become part of the workplace plan. The route to coffee or a meeting is also a route past people you might otherwise never see.

The architecture is trying to manufacture coincidence.

The building also turns adaptive reuse into a brand message. Google did not demolish the rail terminal and replace it with a clean corporate tower. COOKFOX's redevelopment kept the original three-story terminal structure and added a new aluminum-and-glass office volume above it. On the north facade, exposed rail beds recall the old High Line connection. The building is both headquarters and historical argument: old industrial infrastructure can become new knowledge-work infrastructure.

That is a very New York move.

The city is full of buildings whose original purpose has expired but whose structure remains too valuable to throw away. Warehouses become offices. Factories become schools. Rail lines become parks. Freight terminals become tech headquarters. In each case, the old city leaves behind bones strong enough for the next economy to inhabit.

St. John's Terminal had especially strong bones.

It was built to hold trains, so adding offices, terraces, planted roofs, and huge workspaces became structurally plausible. Google says the new office includes sustainable systems, exposed rail history, and thousands of workers. World Landscape Architecture describes roughly 1.5 acres of native rooftop planting. YIMBY reported the completed building at about 232 feet tall, with 12 stories and 1.3 million square feet.

The irony is that the groundscraper is not anti-skyscraper in any pure way.

It is still a huge corporate building in expensive Manhattan. It still concentrates enormous office value in one place. It still depends on elevators, mechanical systems, security, and the economics of a giant tech company. But it challenges one habit of New York office design: the assumption that density has to mean narrow vertical stacking.

Google wanted a building where people would bump into each other.

It found that building inside a rail terminal designed for freight cars.
